A lockbox will be placed (in a discreet location) on your rental property. A lockbox assists in allowing our rental specialists to show your property at a short notice, and also with getting vendors access if any repairs are necessary. Saving everyone time and money.
When you list your property with Rent Me Florida to market for a new tenant we will take digital photos, write descriptive copy and set your property free on the world wide web to capture your next terrific tenant. When permitted a “for rent” sign is also placed to drive local traffic as well.
Your property is not only listed on our RentMeFlorida.com site (as a featured listing for the first 10 days), we also list on over 25+/- other top internet sites. (Zillow, Craigslist, etc.) Our extensive marketing plan generates leads from across the net 24/7. Plus, your property remains “on the market” until a lease is signed by all parties and all monies are collected. A waitlist is created in the case the applicant does not work out we always have backups.
Rent Me Florida answers all telephone, internet and meets with walk-in leads and pre-qualifies all potential tenants as quickly as possible. With our online rental application, potential tenants can also apply online at any time day or night for pre-qualification on any of our available homes.
One of our RMF rental specialists will show your property to prospective tenants. This also allows us a chance to meet the potential applicant on your behalf and get a better insight into their fit as your new tenant. Once someone interested in renting the property they are required to fill out the Rent Me Florida Rental Application. Each prospective tenant over the age of 18 is required to submit their own application.
Prospect Screening & Background Check
A comprehensive credit, criminal background, employment, rental history, and reference check is performed on each prospective tenant. When complete RMF will provide you with an overview of the potential tenant for your review. Final approval is always made by the homeowner. We just state the facts. Potential renters are also pre-screened, weeding out a bad match prior to the application process.
Lease Negotiations & Lease Preparation
Once you, the owner approve the tenant, RMF will negotiate the lease terms and draw up the lease. All leases have been written by a licensed Florida attorney and are in the name of the landlord and tenant. View a sample lease. During the lease negotiations Rent Me Florida is the liaison between the prospect and the homeowner. So, you never have to be in the middle.
Collection of Funds
Within 24 hours of the lease signing the first month’s rent is collected. (Rent Me Florida’s leasing fee.) The security deposit and all other funds will be collected on your behalf prior to the tenant receiving access to the property. Your property remains marketed as available until the lease is signed and funds are collected. All owner funds that are collected will be mailed or deposited into your local bank. Month two and going forward for the remainder of the tenancy, the rent is delivered straight to you, the homeowner.
Move-in Day! / Property Management Collections Start
All of our leases state the tenant is taking the property “as-is”, a final walkthrough is completed, utilities are transferred and the tenant is ready to move in. Upon lease start, the tenants receive a welcome package explaining the property management system.
