Lease Agreement FAQ:
Your lease starts on the Lease Start Date and ends on the Lease End Date at midnight. As per the first paragraph of Page 1 - Annual Lease Agreement.
Before you get keys or move in, you must pay the total as listed in Section 1. MONEY DUE PRIOR TO OCCUPANCY, which includes:
First month’s rent
Last month’s rent: If Applicable
Security deposit
Non-refundable pet fee: If Applicable
Administrative fee: $50
Payments are made to Rent Me Florida via cashier’s check, money order, cash, or online portal.
Section 3. SECURITY DEPOSIT will state what the amount of security deposit is being held.
The security deposit is held by the landlord or landlord's representative in a non-interest-bearing Florida bank account.
Can’t be used for rent.
Returned within 15 days if there are no claims, or you’ll get a written claim notice within 30 days.
You have 15 days from receiving the notice to dispute it.
- Section 6. MAINTENANCE & REPAIRS determine who is responsible for what
- No changes or improvements without written approval. Approved improvements usually stay with the property.
- Landlord must give at least 48 hours’ notice for inspections or showings.
Provide 30 days’ written notice and pay a re-letting fee equal to one month’s rent.
Continue paying rent and utilities until a new tenant moves in.
Professionally clean carpets
Fill nail holes and clean the property
Replace AC filters and smoke detector batteries
Replace burnt-out light bulbs
Clean appliances inside and out
Provide a forwarding address
Landlord can give a 3-day notice to fix the issue or vacate.
Failure to comply can lead to eviction.
Tenant pays for electric, water, phone, and cable.
Yes. You must show proof of renters insurance before moving in.
Pets allowed only if approved and fees paid.
No smoking inside.
Must follow mold prevention rules (ventilation, cleaning, reporting leaks).
- If you abandon the property, the landlord can dispose of your belongings without liability.
